Over the years, relaxed ownership rules turned it into a strong rental market. However, aging infrastructure and inconsistent utilities mean that as a tenant, you often have to budget for maintenance fixes.

9. Ajegunle — ₦1.4 million

Ajegunle’s affordability reflects its density and long-standing infrastructure challenges. Sitting close to the Apapa ports, it attracts traders, dock workers, and small business owners. 

This area has markets, hospitals, and transport hubs that support daily living. While recent private developments hint at a gradual transformation, traffic congestion and overcrowding remain unavoidable issues.
